§ 9. "B-2" Central business district.

  • The following regulations shall apply to the "B-2" Central business district:

    A.

    Use regulations: A building or premises shall be used only for the following purposes:

    (1)

    Any use permitted in "B-1" District, section 8, A.(2)—(18).

    (2)

    Storage in bulk, or warehouse for such material as household goods, clothing, drugs, glass, dry goods, furniture, hardware, groceries, millinery, and shop supplies. These uses shall be permitted only with a conditional use permit, as required by section 21, Conditional Use Permits.

    (3)

    Wholesale salesroom.

    B.

    Height regulations: No building hereafter erected or structurally altered shall exceed six (6) stories or seventy-five (75) feet.

    C.

    Yard regulations:

    (1)

    Front yard. For uses permitted in the "R-3(A)" District, the front yard requirements for the "R-3(A)" District shall apply. For other uses no front yard is required.

    (2)

    Side yards. For uses permitted in the "R-3(A)" District, the side yard requirements for the "R-3(A)" District shall apply. For other uses there are no side yard requirements.

    (3)

    Rear yard. For uses permitted in the "R-3(A)" District, the rear yard regulations for the "R-3(A)" District shall apply. For other uses there are no rear yard regulations.

    D.

    Intensity of use: For uses permitted in the "R-3(A)" District, the minimum lot area and minimum lot width shall be the same as in the "R-3(A)" District. There are no minimum lot area or lot width requirements for other uses.

    E.

    Parking regulations: The parking regulations for dwellings are the same as those in the "R-3(A)" District. (2) Where any structure is erected, reconstructed, or converted for any of the business or commercial uses permitted in this section, parking spaces shall be provided in the ratio of not less than one (1) parking space for each two hundred fifty (250) square feet of floor space in the building which is used for commercial or retail purposes. Such parking space may be located on the same lot as the building or on an area within five hundred (500) feet of the building. Two or more owners of buildings may join together to provide the required parking spaces. Other standards contained in section 12.1, Parking Requirements shall also apply.

    F.
