Article III. PROCEDURE AND SPECIFICATIONS FOR FINAL PLATS |
§ 23-48. Shorter process of plat or replat approval.
Tracts of land no greater than one (1) acre which are to be subdivided into not more than four (4) residential lots may be platted or replatted and approved by the planning and zoning commission of the city in final form without reference to the city council, provided also that the conditions specified below are met.
(1)
Such plat or replat shall contain an engineer's certificate that no new right-of-way, street improvement, drainage improvements, utility extensions or variances from the subdivision ordinance are required for such subdivision.
(2)
Upon submission of a plat or replat in final form as to such a subdivision and containing the engineer's certificate set forth above, the planning and zoning commission shall, without further procedures, hear and finally approve or disapprove such plat or replat at its next regularly scheduled monthly meeting after the filing of same.
